What kind of pets do you allow? Do you permit exotic pets?

Breed restrictions for dogs include: Chow-Chow, Rottweiler, American Pit Bull Terrier, American Staffordshire Terrier, Bull Terrier, Staffordshire Terrier, and American Bulldog. Exotic pets may be permitted upon management approval.

How many pets may I have?

Two pets maximum are permitted per apartment home.

Are there any deposits, special fees, or monthly charges to have a pet?

We require a one-time non-refundable pet fee of $300 per pet and $15 pet rent per pet, per month.

What must I bring with me to tour an apartment?

All prospects must bring a government issued photo ID or US Passport.

What are your fees and monthly charges?

Our application fee per applicant is $60, administrative fee per household of $150. On the day of move in, all applicants will be required to pay a pro-rated rent, $35 one-time community fee, security deposit ($250 1x1, $350 2x2 & $450 3x3) with approved credit up to a month's rent otherwise. There is a flat water and trash charge which is monthly with the rent ($12 1x1, $14 2x2 & $16 3x3. Trash is $8) and pet rents of $15.00 monthly, if applicable.

What are the income and credit qualifications?

Applicants must earn a gross income of two and a half times the gross monthly leased rent. If a Guarantor is required the Guarantor must earn a gross income of four times the leased rent.

What is acceptable “proof of income” to sign a lease?

Acceptable income verification, if required, will include a pay stub, a letter from employer, most recent W-2, or for self-employed applicants- a copy of the most recent tax return or certified verification from company account or bank.

What happens if I qualify for an apartment, but my roommate does not?

This will depend on the results of the screening. If the roommate is disqualified due to the background check (applicant is proven to have a criminal background) we will not be able to proceed with the application. If the application is denied for an unsatisfactory credit score, in some cases we will give the option of adding a Guarantor as long as they meet the qualification guidelines.

Is my security deposit totally refundable?

Management agrees to refund the security deposit upon satisfactory completion of lease agreement, if no damages where made to the apartment home and no remaining balances remain on final utility bills or rent.

If I get a job transfer, can I break the lease?

Residents may break their lease by providing the management office a sixty day written notice to vacate and/or a penalty equivalent to two times the monthly rent.

Can I change to a month-to-month lease plan after my first year?

If tenants remain in the apartment at the end of the lease with the manager’s permission but have not signed a new lease, the lease will automatically be renewed on a month-to-month basis ($100 on top of market rent) and rate shall vary according to the pricing software and may be terminated by any party with a fifteen days written notice of intent to vacate.

What utilities are included in my lease?

Utilities are not included, resident is responsible for all utilities.

How long is the term of the lease?

Lease terms are from 7-13 months.

Do you accept leases for short terms?

We accept lease terms as short as 7 months.

Am I required to have renter’s insurance?

All Residents are required to have renters insurance with a minimum $100,000.00 personal liability.

Do you offer furnished apartments?

No, we do not offer furnished apartments.

Do you offer corporate apartments?

Yes, we accept corporate leases.

If something needs to be repaired in my apartment, how do I report it?

E-mail, call or come in person to the leasing office or via the online portal.

When is my rent payment due?

All rents are due on the 1st of the month with a grace period until the 3rd of the month.

What day of the month am I liable for a late charge?

Late fees are posted to resident accounts on the 4th of the month.

Will you accept electronic payments from my bank?

Yes, we accept electronic payments from resident's bank accounts.

Is there a place where I can pay my rent after office hours?

All residents can pay their rent on the resident portal.

There is a person who might be staying with me for a while, is that permitted by the lease?

Yes, if the person is staying more than 14 consecutive days they are required to complete an application and background check to be added to the lease.

Do you have reserved parking?

All parking is on a first come first served basis.

I have a motorcycle, where can I park it?

Residents can park their motorcycle in a parking space.

My children live with me in the summer; do I need to notify your office when they arrive?

Yes, they will need to be added to the lease agreement.

Can I install my satellite dish at my apartment?

Satellites are allowed on a tripod on the resident's patio, they cannot be mounted onto the building.

Do you have cable services?

Yes, residents have the option to sign up for either BrightHouse or AT&T U-Verse.

Does the property have a fitness center?

Valencia Plantation has a 24/7 fitness center available.

Does the property have a swimming pool?

Valencia Plantation has two swimming pools in two different locations and an indoor hot tub.

Does the property offer on-site recycling?

No.

Are gas grills permitted at your property?

No, the City of Orlando's fire code does not permit charcoal or gas grills on patios.

Is there any additional storage space available at your property?

All of our floor plans have large closet spaces inside the apartment home and large walk in closets.

Are residents permitted to paint their apartment?

Residents have the option to paint their apartment as long as they repaint the apartment prior to move out or they shall be responsible for the cost of repainting.

Will you accept my delivery packages for me?

In the event the resident is not available to accept the package, Valencia Plantation offers as a courtesy to sign for residents' packages at the leasing office and resident is responsible for picking up their packages at the leasing office with a valid picture ID.

Do you have a list of Preferred Employers?

OPDs, Fire Department, Army, Air force, Navy, Medical Field, and Government State Employees.
